Two buildings, week by week.

Two six-unit rental buildings are rising now, one in Truro and one in Halifax, both Helio's own designs, built by Helio. Each week this page carries one line on each building and two frames from the site, with the owner's written OK.

We run the build ourselves: we buy the materials, hire the trades and manage the site.

Tracked developments across Halifax are on the map.

This week

The two buildings, this week.

One line and two frames per building, written from the job record every Monday. No address, no owner, no trade names; a building appears only with its owner's written OK.

Nothing on this page sells construction. These are our buildings, carried for their owners.

The weekly record for each building appears here once its owner has given the written OK for it to be shown. Until then, a building is seen on a walk: walk a building with us.

The method

Panels or framing, picked per building.

Helio picks the method for each building on that building's case: wall and floor panels from a Nova Scotia plant, set by crane, or framing on site by a local crew. The Truro building went up as panels; the Halifax building is framed on site.

What decides it: the lot's access for a crane, the season, the plant's slot, and the price each way. Either way Helio buys the materials, hires the trades and manages the site, and builds only what it has designed and worked out itself.

  1. Panels Walls and floors from a Nova Scotia plant, set by crane; two storeys in days on a tight lot.
  2. Site framing A local crew, the trusses supplied; the shell in weeks.
  3. Either way Helio buys the materials, hires the trades and manages the site.

The programmes’ projects, on the record’s numbers.

One building per programme with a project on the record: a six and an eight on single ER-3 lots, and a template eight an organisation could own. Each figure carries its grade and its day.

Nothing on this page is a promise of rent, value or return.

A walk says more than a page.

A capital partner starts with a call, then a walk through one of these buildings. An owner of an ER-3 lot starts with the reading of the lot.
