The building is yours. The work is ours.
A capital partner buys a lot in their own name and hires Helio to carry the building from the first numbers to leased units: the reading of the lot, the design, the approvals, the lender's file, the build and the lease-up. Helio is paid for the work. The land and the building stay yours.
We run the build ourselves: we buy the materials, hire the trades and manage the site.
In this order
- You find or bring the lot; Helio reads it first
- You buy it, in your own name
- Helio designs the building and carries the approvals and the lender's file
- Helio runs the build: the materials, the trades, the site
- Helio leases it up; the units are yours from the first tenant
Each step is agreed in writing before it begins. Nothing downstream of the first conversation is sold on this page.

In order
You own the lot. Helio carries the building.
The order is fixed, and it starts with a reading, not a commitment: Helio reads the lot before anyone buys it, and says no when the numbers do not close.
If the reading holds, you buy the lot in your own name. Helio designs the building, carries the approvals, the lender's file, the build and the lease-up, and hands you a building with tenants in it. You pay for the lot and the building; Helio is paid for the work, under an agreement made before each step.
A partner who has been through one building is the partner we want for the next; the second lot gets the same reading as the first.
- The reading What the lot allows, what the building costs, what it rents for, whether the money closes. The answer can be no.
- The purchase The lot in your name, on the reading's numbers.
- The building Designed by Helio, built by Helio, leased by Helio.
- The agreement Scope, responsibilities and fee, in writing, before each step.
What Helio is paid for
Paid for the work, and nothing else.
Helio's fee is for the work on your building, agreed in the room before it begins, and never quoted on this site.
It is stated separately from the builder's costs and from your lender's terms, so every dollar on the building has a name. Helio takes no share of the building and no share of its rent, pays no referral fee and accepts none.
What you get for it is one team from the lot to leased units, and a record you can read on this site: every figure dated, with its source.
The rules that go with every programme- Stated separately from the builder's costs and the lender's terms.
- No share of the building, of its rent, or of its sale.
- No referral fee paid or accepted, to anyone.
- Open book the build on an open book with a maximum price; every invoice yours to read.
Proof
Two buildings, rising now.
Two six-unit rental buildings are under construction, one in Truro and one in Halifax, both Helio's own designs, built by Helio. Their week-by-week record appears here with each owner's written OK.
The buildings, week by weekThe weekly record for each building appears here once its owner has given the written OK for it to be shown. Until then, a building is seen on a walk: walk a building with us.
How the money moves
Your lender during the build. An insured loan after it.
A rental building in Nova Scotia is financed in two legs, and both are public: a construction loan drawn against inspected work, then a take-out mortgage, insured by CMHC under MLI Select where the building earns the points.
The construction lender advances in draws after each inspection; the lien holdback and the equity bridge are set out in the funding guide. MLI Select scores a building on affordability, energy and accessibility, and the tier sets the insured loan's terms; the MLI Select guide walks the points on an eight-unit building in Dartmouth.
No return is named on this site, for any building. The numbers for your lot are in its reading.

Questions
Before the first call.
Is this an investment in Helio?
No. Helio takes no investment and offers none; nothing on this site is an offer to buy or sell a security. A capital partner buys a lot in their own name and hires Helio to carry the building. The building is theirs.
What do I own?
The lot, from the day you buy it, and the building on it, from the first permit to the last tenant. Helio takes no share of either.
What is Helio paid?
For the work on your building, under an agreement made before each step begins. The fee is agreed in the room, stated separately from the builder's costs and the lender's terms, and is not quoted on this site.
What if the reading says no?
Then it says no, before you buy the lot, and you have the reading either way. Helio builds only what it has worked out itself; a lot whose numbers do not close is not built.
Can I see a building before I decide?
Yes. Two buildings are under construction now. While each owner settles the written OK for visits, the first step is a thirty-minute call with Lloyd; the walk follows, at the Truro building or the Halifax building, on two dates offered after the call.
Where does Helio work?
In Nova Scotia, from Halifax. The buildings under construction now are in Truro and in Halifax; the ER-3 lot record covers the Halifax Regional Centre.
The ask
Walk a building with us.
The first step is a thirty-minute call with Lloyd. Then a walk through a building under construction, in Truro or in Halifax, on two dates offered after the call, or a second call if you are not in Nova Scotia.
Tell us what you have in mind: a lot you own or would buy, the town, and when. Lloyd calls within one business day.
