What Helio Urban Development does
Helio is a computation-driven real estate development company in Halifax. We compute the optimal development a parcel can support — across the full stack, from feasibility through occupancy — and develop it end to end for a fee, on land our clients own. Construction is delivered by established builders. The Halifax Developments Map is the public, free data layer that sits in front of that work; the engagement below is the work itself.
How an engagement is scoped
Every engagement begins with a feasibility study: we underwrite your parcel across the full development stack — zoning, design, cost, the financing stack, unit mix, exit — and tell you what it can actually become. From there we manage the development end to end — entitlement, the capital structure, and delivery through established builders — or hand you a decision-ready read and stop there. Scope and fee are set against your parcel and your goals. The client owns the land and the finished building; Helio takes a fee, not equity.
How an engagement starts
You tell us the parcel; we compute what it can support under current zoning and the HAF draft, what it would take to build, and the realistic permit-and-construction timeline — on the same data spine that powers this map.
